The older a home or commercial building is, the more important a termite warranty is. After a structure is built, it is only a matter of time before the termites and pests in the neighborhood find you. How long that takes depends on a lot of factors. Worst case scenario in eastern N.C. the ants, outdoor roaches, and termites find your new building before you get to move in! Even in newly developed areas, we've seen termites in the floor system within 60 days of the foundation being built! We see infestations of various pests, usually ants and roaches, appear from the early stages of framing up through the trimming out stage. Hopefully you will not be infested before you get moved in. Best case is if you never have a problem with termites or pests, and yes that is possible.

It is DEFINITELY best if your home or business is treated during construction. If you are wise enough to have that done, KEEP THE WARRANTY IN EFFECT! The termites will find you and you need that protection in place. As a building ages, various environmental factors make your building more susceptible to attack from termites and pests. Common settling, growth of your landscape materials, and re infestation of the lot are a few examples. The older a building, the more important it is to have a TERMITE DAMAGE REPAIR WARRANTY. It is also wise to have a pest treatment done to the interior of the structure BEFORE you move in. That eliminates any infestations that may be there and it can be a great preventative in case you bring any unwanted residents with you. If you own or purchase an older home, even classified historical, the building may have been treated for termites at some time in its history.

If you do not know for sure, call and arrange a free inspection and evaluation. We can also tell you if you have Powder Post Beetles, Old House Borers, or a moisture problem, or even a pest problem.

The X-Team termite coverage plan remains in effect for as long as you own the property and as long as you pay the annual renewal premium. We do not restrict you to a five, seven, or ten year plan where you pay annually to extend your coverage just to find out that at the fifth or later anniversary you get to pay hundreds and hundreds and hundreds of dollars to treat the house again. If you have such a beast, call us. We will inspect and evaluate your building's merits and let you know what it will take to convert your termite and pest coverage to The X-Team. Many times minimal or no treatment is required to change. Pests definitely love older homes because it is easier for them to get in and they usually have more hiding and breeding places inside and around the exterior. Wouldn't you rather live in a warm place in winter and a comfortable place in summer with all the food, water, and shelter a bug could want!

WHEN BUYING OR SELLING AN EXISTING BUILDING, that is something other than new construction, a Wood Destroying Insect Inspection and Report is a good idea. It gives the parties involved a snapshot as to the presence or absence of termites and other wood destroying insects like powder post beetles and old house borers. It also includes the inspection for and reporting of conditions conducive to infestation, such as excessive moisture in the wood, direct wood to ground contact, dirt filled porches, etc.. The report includes information as to whether the building was ever treated before. Any written report as to the presence or absence of wood destroying insects is required to be on the North Carolina Wood Destroying Insect Information Report-WDIR100. A written report is not always required for a mortgage, so check with your broker and/or Realtor. Do not let anybody talk you out of getting an inspection, though.

If it is reported to you that your property has visible evidence of infestation from termites or beetles, DO NOT PANIC! In eastern N.C. that is not unusual. What you need to find out is whether the infestation is active or inactive and whether the infestation has been treated before or is it necessary to have a treatment performed now. On the WDIR100, refer to number 3, Sections A, B, or C and to the subsections in each. Whether a pest management company requires a treatment before you can close on a mortgage if a WDIR is required is as much a matter of company policy as it is state regulation. Some companies require the structure to be under a termite contract before they'll issue a WDIR, while others require all structures be treated by them before they'll issue a WDIR100. Whether a company accepts visible evidence of a previous treatment also varies. The most common signs of treatment for termites are trenches in the soil around the foundation under the house, and drill holes in infested slab areas, or slab areas in general. A trained inspector can see where a building has been previously drilled even when the holes have been patched after treatment. The bottom line...if you do not trust your wood destroying insect inspector or his/her company, do not hesitate to get a second opinion. If a written WDIR is required, whomever is paying for the report gets to pick who inspects the property and issues the report. Traditionally, the buyer pays for reports on conventional or cash deals, while the seller pays on VA or FHA loans. Ask for referrals, but make up your own mind!
